A BRIEF DESCRIPTION
Aspen Grove is a small, 45 homes site, senior (55+) land lease community that is centrally located on approximately 8.5 acres, in the City of Tremonton - population (approximately) 5,300, with 42,000 in Box Elder County. The Aspen Grove community will be made up of all double section homes with hopefully the addition of a couple of 3-section homes, as future residents desire them. The large home-sites (minimum 53X100) insure that all homes have an ample yard and give plenty of room between homes to insure the desired privacy that all want. Because Aspen Grove is a brand new Senior Community only four (4) of the home-sites (as of 9/1/07) have been occupied.
Aspen Grove is conveniently as well as quietly located directly off of Main Street, providing convenient access to all local businesses. The set-back entrance directly off main street, coupled with the small number of homes that will be in the community, will make getting to and from ones home to any place in the community a quick and pleasant experience.
Our community amenities include a .5+ acre grassy playground (located directly adjacent to the community with easy access) area with playground equipment for the smaller visitors, as well as a full court basketball area for the larger visitors.

WHAT IS A SENIOR (55+) LAND-LEASE COMMUNITY?
A senior 55+ land-lease community is one where at least one person in 80% of the homes is aged 55 or over. In the case of “Aspen Grove” a further limitation is that no one under 18 years of age is accepted. A land lease community is one where you lease the land for your home on a monthly, annual, or longer-term lease.

MANAGEMENT
Knowledgeable and consistent management plays a big role in creating a community atmosphere that all who live there are proud to come home to. Aspen Grove will be initially managed by the highly experienced and successful management team that is also responsible for Town & Country Estates (a neighboring community). Les Pebley will be our resident administrative manager. He brings a wealth of knowledge about everything from construction to how to train racehorses, but most important he brings a strong understanding of how to communicate effectively with people. You will find Les easy to talk to as well as just a great guy to be around. Jerry Richens is our resident maintenance manager. He keeps the community looking great and the equipment running perfectly. As our community fills to capacity we will look at the possibility of having our own resident administrative manager.
