TYPE OF HOME IN ASPEN GROVE

Manufactured (HUD code) homes will be the standard. All homes will have the following:
1. Be front entry, from the street, with a full or half porch on the street front of the home. Certain corner home-sites will have the ability to have homes with side entry but also with a full porch down the entire side of the home that is facing the street. Certain exceptions will be made, depending on the home, but the concept of a porch facing the street with every home will be the norm for all homes within the Aspen Grove community.
2. Built to handicap accessibility standards (wide doors & passageways, etc).
3. Be equipped for handicapped usability (commodes, door handles, faucets, etc)

HOMEOWNER RESPONSIBILITIES – NEW HOMES
In addition to the home the homeowner will be responsible for providing the following:
1. Properly constructed stairs (as per community requirements) for front entrance as well as back or side doors.
2. Skirting for home (as per community requirements),
3. Sod for home-site (as per community requirements).
4. Sprinkler system for home-site (as per community requirements).
5. Any additional cement work desired that does not come standard with the home-site.

ASPEN GROVE RESPONSIBILITIES – NEW HOMES
Aspen Grove will provide each home-site with the following:
1. A standard cement-parking pad large enough for two (full-sized) vehicles located directly adjacent to the street.
2. A wide (handicap standards) cement walkway from the parking area to the front entrance to the home.
3. Two (2) trees for each home-site, traditionally one for the front of the home and one for the rear, but with certain sites and homes it may be different.

ADDITIONAL STRUCTURES – OPTIONAL
1. Carport– Architectural standards prevail and as long as the carport meets those standards a carport will be encouraged. “Aspen Grove” has contracted with a local builder, at quantity pricing, to build the carports. If the individual owner wishes a different builder it is OK as long as the construction and architectural requirements are maintained.
2. Storage sheds – Specific architectural standard prevail for storage sheds and as long as these standards are met, up to two storage sheds of up to 100 Square feet each can be installed on each home-site.
